RECORD INQUIRY FOR NEW BINGARA GORGE LAND RELEASES
The new year began with record levels of inquiry at Bingara Gorge, where two new land releases were in hot demand. Bingara Gorge Project Director Paul Gerlach said more than 100 groups had inspected the home sites following their January release, reflecting a more confident mood amongst buyers.
“These releases are both extremely well located and appeal to distinctly different groups. The ‘Sarazen’ release within Fairways Village included nine lots overlooking the golf course and The Village Centre release near the primary school had strong family appeal.”
More than half of the nine lots in Sarazen were sold or had been deposited within the first week of release.
“These sites have some of the best views in Fairways Village,” said Mr Gerlach. “They look out over the 8th and 9th holes and beyond that to bushland that frames the gorges and Stringybark Creek.
“We know from experience that there is a high value attached to land on the golf course with views that can never be built out. They tend to increase and hold their value at resale so from a buyer’s point of view they are an ideal investment in a lifestyle.
“In addition to the views buyers are within easy walking distance of the Country Club and Leisure Centre which adds another dimension to living here – even if you don’t play golf.”
The Graham Marsh designed Par 72 golf course is under construction with the first nine holes expected to be completed late 2012.
Near the new Wilton Public School, within the Village Centre, 15 lots priced from $198,940 have drawn interest mainly from family groups and down-sizers who appreciate the convenience of being close to everything.
“Walkability is a bit of a buzz word but it is important,” said Mr Gerlach. “The issue of children being able to walk safely to school has drawn a lot of public debate over the past few years and this new land release is ideally located so that children can develop their independence in small steps.
“In coming years, as the Village Centre and Childcare Centre are developed, proximity to these facilities will be a huge benefit.”
With 1165 lots to be developed and released over coming years, Bingara Gorge has been designed as a collection of villages, each with its own distinct character. Pembroke Village takes its cue from the village centre and Fairway Village from the golf course and country club.
Mr Gerlach said that while each village would develop its own identity, the high level of facilities and the natural environment across the project were key features that characterised Bingara Gorge.
“We are in the process of creating a really special place at Bingara Gorge,” said Mr Gerlach, “and that, above all else, is what has attracted so many people’s desire to live here. We have 120 hectares of bushland, 13 hectares of parks, a golf course under construction, a country club and leisure centre to come, a primary school opening this year and advanced communication through Telstra Velocity already up and running.
“It’s a community that we are building here that is like no other. We’re all about people and giving them the absolute best place to live their lives that is away from the ordinary.
